The rural hamlet of Pilham near Gainsborough in Lincolnshire dates back to Norman times. In describing the settlement, we’d say that it’s a unique quiet verdant oasis perched on elevated land amidst open farming countryside. There are 60 inhabitants and 23 dwellings set amongst a variety of about 300 mature trees. We’ve got 7 trees within our property boundary.
It’s noticeably apparent, on entering the hamlet via “Green Lane” by All Saints Church, that the natural elevated ground levels must have been the key criteria upon which to found the Church. This is noticeable in the front elevation photograph photo of our property below.
Higher natural ground levels such as these provide effective natural land drainage. Also in Norman times with no roads or transport, signalling between the tops of nearby church towers was a useful communication facility. For instance, from Corringham church, to Pilham, to Blyton and to Laughton, these all being within a few miles of each other.
The property we’re selling by private sale, is also situated in a beneficial elevated position directly opposite the South elevation of All Saints church. Our house slab level is similar to that of the church and we are both well above the road surface of “Green Lane” that separates us both.
These gently sloping land contours are a striking natural
feature of our Pilham location. It’s a big advantage and great comfort to know that all land
surface water drains off naturally and leaves no standing water on our land. In
addition, all rainwater from our roof is guttered into drainpipes that
discharge into several collection pits below ground level.
No floods have occurred since our occupation in 1988 and
none before that to the best of our knowledge. We should add that our property
sale location in Pilham Gainsborough is not regarded by the Environment Agency
as a flood risk zone.
The exit from our large driveway slopes downwards and faces on to the entrance to Pilham Hall. This too is situated in an elevated position, once being the residential seat of the Gainsborough industrialist Marshall family
The Marshall’s family are now commemorated by the new Marshall’s Yard retail shopping precinct in Gainsborough. It’s situated at their former factory location in the town centre and provides 27 new stores, 2 restaurants, plus a health club and landscaped plaza. We fell in love with this setting as soon as we saw it, and purchased the land, which was then an orchard, at an auction. It’s been a pleasure and a privilege to live here for 21 years. But now we’ve decided to put this property up for private sale and move to smaller accommodation.

Mains electricity and water is connected to the property. Drainage is via an 'Entec Bio-tec' water treatment system installed on the site. This converts all discharge to a quality level approved by the authorities. We have legal consent to discharge into an adjacent ditch that is a tributary of Laughton drain. This consent will be transferred to the new owner on completion. Also new owners now have the facility to connect into a recent alternative drainage system installed by the Water Authority. The property has the benefit of hermetically sealed double glazed windows throughout including the integral garage. Concrete floor slabs are insulated with 60mm Styrofoam & chipboard [except to terra-cotta tiles]. All external cavity walls including the garage are fully insulated with 50mm thick fibre glass ‘dritherm’ cavity insulation. Whole loft insulation of 200mm thick fibreglass quilt laid between ceiling joists.
Central Heating is provided by an electric storage boiler that charges overnight on Economy 7 rates [about 1/3 of daytime costs]. This system then feeds traditional wet radiators with thermostatic control valves. A water softener is installed for optional use. We have two independent 200 gallon hot water storage tanks. Both also have the benefit of low cost Economy 7 overnight charging. Heater 1 serves the kitchen and hall cloakroom requirements. Heater 2 supplies both bathrooms. |
